Here is a simple outline to help you
with some basic “fact finding” items you should be aware of when looking
for homes here on the Outer Banks.
1.
Most people use a real estate agent to help them find a home.
2.
Contrary to what most people think, it does not cost anything extra to
have a buyer's agent work for you. If you pursue properties listed
in the Outer Banks MLS®, my services are
free.
3.
I am a member of the local MLS®. That means I can show any
property regardless of which company offers it, while still representing
your interest.
4.
Decide what neighborhood you would like to be located in. This
should reflect what category of property you are interested in pursuing;
primary, secondary, retirement or investment. That decision should
produce the type of dwelling that best suits your needs; single family,
condo or townhouse.
5.
Learn about your financing needs. A “pre-qualification” letter
from a lender strengthens you position when the “offer to purchase”
contract is submitted. .
6.
Your agent will be able to coordinate professional services for
you. You will need to hire a lawyer, have a home inspection, pest
inspection, and meet all the condition dates stated in the contract.
7. Although the seller is typically responsible for prorations
through the day of closing, you should have all necessary utilities set
up to begin on that date. I will provide you with all the necessary
contacts.
8.
I will review all necessary documents from your lawyer and even
accompany you to the closing if necessary. If you are an out of
town investor, I can represent you at the closing if you are unable
to attend.
